Floor Plans:

• The plans you see on our website are NOT all the plans we can build. 
• We have dozens of other prepriced "stock plans" we can E-mail you if you'd like
• Any "stock plan" we have can be modified or customized to suit your needs
• When you change a plan, the new plan might cost more OR LESS than the starting plan
• You can also send us plans you've found elsewhere and we'll be happy to price them for you

Pricing:

• Prices shown are for the modular home units, at standard specifications.  These prices do not include shipping, tax, crane, set, and site costs.
• Local zoning will sometimes require we build to a different spec (example: extra strapping in high-wind zone).  This will impact your base cost, but these impacts are usually small
• The options you choose for your house will impact your unit pricing

Options & Specifications:

• Our standard specification is higher than most other companies offer.  We include things like 7/12 roof pitch, 9' cielings, your choice of oak or maple cabinets, all studs 16 O.C., and more.  For a complete spec sheet, click here.
• You can upgrade or downgrade any specification on your order, as long as local codes are met.  For example, if you'd rather save some money on your project and have 8' cielings, just let us know and we'll calculate the credit
• You have full control over everything that goes in to your new home.  If what you want to put in the house is something that can't be done in the factory, it will simply be done on site
