Modular Home Appreciation and Value
One of the common questions we get asked by consumers every day is whether or not a modular home will appreciate in value just like a site built home. The fact is that modular homes are built using the same “stick-built” construction as site-built homes.
Your modular home will appreciate, appraise, and have resale values that are the same or better than an equivalent site-built home. In fact, when potential clients ask about this, we recommend they contact an independent local appraiser to get this question answered “straight from the horse’s mouth”.
The role of an appraiser is to determine the value of your home. If you are considering modular homes as an option, and want to know about how that home might appreciate over the years, just contact a local appraiser out of your phone book. Let them know that you just want to ask them a quick question and that you are considering building a new home, so you might need their services in the near future.
Then, ask them this question, word for word, so you get the most accurate answer:
“I want to build a new home, and I’m thinking about modular construction. I am not looking at building a manufactured home, but a modular home. What can you tell me about how a modular home might appraise, appreciate and resale values compared to that of the same house built on-site.”
That’s it, just ask that question. You’ll find that your independent appraiser will give you the same answer we gave you above. Modular homes are a superior investment to site built homes because they will appreciate and resell as well if not better than a site-built home, and are easier and less expensive to construct.
